The City of Chino Hills is undergoing a long awaited update on its General Plan. Years ago the battle over housing density was fought and won when a large swath of land along the 71 freeway was zoned 1 house per 40 acres. Residents and planners wanted to see how the rest of the quickly developing city turned out first. Then that zoning was frozen in place by Measure U which requires voter approval if density is increased. But wait, the city documents are confusing. Is it one unit per five acres or one unit per 40?
The Planning Commission passed the updated General Plan last night and ducked the density issue. This leaves the confusing language in place until research can be done to figure it all out. Hills For Everyone jump started that research with a Public Records Act request last week. Stay tuned. Now it goes to the City Council.
